Eugene Collins, graduate of Kean University in Union, NJ, is the owner and Chief Executive Officer of Open Eye Innovators, LLC. With the idea of buying a home for himself, Mr. Collins purchased and renovated a three=family building at 63 Beverly Street in Newark, NJ. This purchase took place in 1998. Little did he know that this purchase would lead to the creation of Open Eye Innovators (OEI), a grass roots development corporation that has gained recognition throughout the New Jersey area.

In the spring of 1999, Mr. collins formed a development team and created the Open Eye Innovators, LLC. This minority ownd company is dedicated to building quality new homes, providing superior construction and rehabilitation services, performing accurate cost estimates and providing home inspections. The company began with successfully renovating a number of multi- and single-family homes. After Mr. Collins enjoyed a multiplicity of rehab projects, he decided to expand into the development of new construction through the building of 2 new two-family homes. With the addiion of Fast Construction on the team, Open Eye Innovators began specializing in this area and built several homes in Newark, NJ.

The OEI strategy is to purchase properties below market cost and to develop them through either substantial rehab or by constructing new housing and then selling those redeveloped properties below market value for a modest profit. OEI believes that this strategy is attractive enough to potential buyers because it allows them to purchase a home that has built-in equity.

In 2005 under Mr. Collin's leadership, OEI continued its growth through collaboration with local not-for-profit interested in real estate development. OEI believes that their experience in construction, cost estimating and home inspections will be very beneficial to the efforts of not-for-profits in their neighborhood revitalization initiatives.

OEI understands that one of the most difficult parts of construction development for not-for-profit companies is the area of project financing. Therefore, Mr. Collins has established unblemished relatinships with several local banking institutions.

OEI is currently involved in multiple projects in Northern New Jersey and the
Tri-State area.
